The 3-day notice to perform covenant or quit requires the tenant who has violated a lease or rental agreement provision to correct the problem (perform covenant) or move (quit) within three days. For example, if the tenant’s lease forbids pets, this type of three-day notice requires the tenant to get rid of her pet or move within three days.
- If the tenant does correct the problem within the three-day period, the tenancy continues.
- If the tenant does not correct the problem within three days, the landlord may bring an eviction lawsuit.
